We are a very friendly owner run, modern home with fabulous Sea views and easy parking in a lovely quiet area of town - a good night sleep is guaranteed. We are happy to help with all your travel arrangements, golf bookings, dinner reservations and anything you need all you have to do is ask. Breakfast is freshly cooked to order, we have a super relationship with the local fishmonger, butcher, green grocer and local fruit farm, where possible we locally source from independent suppliers fruit, fish, meats, any special requests you may have please just ask.

We had a very happy stay visiting our nephew at the university. Pam gave us a warm welcome, delicious breakfasts (including locally smoked haddock)and helpful advice on walking into town, good pubs, restaurants and shops. We loved the view of the sea from our bedroom. We will definitely return!

Tips:

We had excellent fish and chips at The Tailend, a drink in the bar on the fourth floor of The Old Course Hotel, and a productive visit to Topping and Company, the bookshop. The weather was gorgeous and we were deeply impressed by the Walled Garden at Cambo, a few miles out of town, which was looking lovely.

We were visiting St. Andrews in between a weekend trip from Dundee to Aberdeen and found this B&B on a whim while browsing online. Pam so lovely to talk with upon our arrival and her knowledge on the area made our trip even more spectacular. The location of the B&B is a short and easy walk (approx. 15 minutes) into town The breakfast provided was phenomenal; I had the smoked haddock, and would highly recommend it. An unexpected highlight of the stay was the dogs, who were both adorable and so sweet!

No 12 is situated just out of town close to east sands from where you can enjoy a lovely stroll past the marina into St. Andrews. Alternatively there is public transport available on the doorstep. We booked our stay here to watch the dunhill golf competition and we were not disappointed. Pam is a wonderful host and breakfast was superb. Locally sourced produce cooked to perfection. We thoroughly enjoyed our time here.

Tips:

Lots of nice restaurants in St. Andrews in particular Tailend and the Russell Hotel. Booking is recommended.

This is the second time I've stayed here (once in April and once in September), and I offer the highest recommendation. The first time think I gave a 4 out of 5 for location because the house is slightly on the edge of town and might not be a top choice for those who do not like to walk. This last time, however, my wife had a broken leg and we were able to take taxis to wherever we needed to go without any issue.The view of the sea is exceptional (and hard to get in St. Andrews) and you are walking distance from one of the beaches. The owner (Pam) is the best--great breakfast, great conversations, and everyone in town seems to know her and give you special service when you mention her name. Love the place.

Excellent service, just needed to ask and everything was provided. Fabulous breakfast, loved the smoked haddock in the morning in particular - and great cheery chat by mine host. I would have preferred to have an en suite room rather than a separate bathroom but in the end it didnt really matter. Shame we had to cut our time short.

Went to Rogue restaurant - food was fabulous if a little expensive. Had to pay for every extra, eg veg.

So happy to have stayed there. You truly get that St. Andrews feeling from the small, quaint B&B. Pam is a wonderful. kind lady that makes you feel quite welcome. There to answer all your questions about what to do and where to go. Lovely breakfast in the morning with a beautiful view. I would stay there again.

Tips:

Go to the Old Course on Sundays for the family day and to walk the course. Also the restaurant and bar in the hotel have beautiful views. Just a nice town to walk around and try some fish and chips. Closes a bit early however.

Well appointed and spotless. Loved the gardens and breakfast. The best part was the Innkeeper Pam who is helpful , attentive and enjoyable to chat with. She has great guest services skills and is eager to assist you with any and all needs.

Tips:

Pam can be your greatest resource for suggestions. We enjoyed walking the town, visiting the Cathedral Ruins and had dinner at Playfairs which as quite good. If you are a golfer, don't miss spotting both Old Tom and Young Tom Morris's grave stones at the Cathedral. We also took a drive to East Nook and enjoy the seaside villages.

We had a lovely stay = such a friendly and helpful welcome. The bedroom was bright and spotlessly clean as was the bathroom. Great view of the sea and the bed was really comfy. Breakfast was delicious and kept us full til teatime! Would definitely return! Highly recommend.

No 12 is a fabulous b&b which is run by Pam and her staff, Pam made us very welcome and nothing is too much trouble for her, it is the cleanest establishment i have ever stayed at, the quality of the breakfast is second to none ranging from a full scottish to cerial and fresh fruit with copious amounts of tea coffee and fresh juice i would reccomend anyone visiting St Andrews to give Pam a call you wont be dissapointed.

The B&B was fantastic. We had a great time speaking with Pam, the owner, who talked to us about Scotland and made our breakfasts exactly as we wanted. I was initially worried abut the B&B not being in the center of town, but everything is a short walk away and the walk is enjoyable. The location also makes things quieter and very peaceful. Pam the owner was very friendly and the service at breakfast was excellent. Room and bathroom was spotless and although we didn’t use the tea and coffee facilities we ate the tunnocks Carmel wafers that we’re there to go with tea and were replaced every day . We were there for five days and would recommend no. 12 to everyone .

Tips:

Castle and cathedral are must see especially up st rules tower and down the mines. Plenty of pubs and eating places

Pam is the most wonderful host! From golf to restaurants to traveling suggestions she knows it all. Her perfectly cooked breakfast, her table side wit, and all the little touches like delightful little name cards at the table so you can get to know other guests make this place very special. Tips:

Situated about a 15 minute walk from the center of St. Andrews. Take a walk right next to the beach as you head into town. The old cathedral ruins are especially gorgeous, and west sands beach!

Fantastic, quaint B&B. Pam is over the top with service and hospitality. Her local knowledge is invaluable and she is more than willing to be helpful with any needs you have. The experience staying at this B&B will enhance the appreciation for the Scots and the country.

Myself and family very much enjoyed our weekend at No 12. House and our rooms were nice with lovely views. The little edible extras were a nice touch. Our host Pam , was friendly and attentive to any needs we had , which was most appreciated. For pet lovers - the family dog Nancy , was an added bonus. Breakfasts were much enjoyed by all , especially the Pittenweem smoked haddock.

Tips:

Get into town early eg for parking , if need be . It is only a short walk from B&B though. If need mobility assistance and have disabled badge - you can park in most designated areas free of charge for the whole day. Little train journey around St Andrews was nice , especially if you are new to the place ? Mitchell's always good for afternoon tea etc.

No12 B&B is a delightful and conveniently-located B&B in St. Andrews, with fabulous breakfasts and a dynamic, helpful host. Pam made our stay feel like home, starting well before we even arrived (with very useful information on places to eat) and continuing through our two days in St. Andrews. We would definitely come back and recommend it to our friends.

Tips:

We enjoyed eating on the old golf course at the Swilcan Lounge (recommended by Pam), walking along the beach, wandering through the University and among the Cathedral ruins and then the Castle. Lunch at the Central Pub was also fun. If we had had more time, we would have tried some golf at The Himalayas and gone through the Golf Museum. Have to return!

Hi Ross and Sue Delighted you enjoyed your stay, I was happy to accommodate your special dietary issues and buy in specific products, including the gluten free whiskey. Thanks for you comments, with regard to the use of my lounge and garden I'm afraid it is private and also an insurance issue, I have to be able to secure the house when I need to go out. In general B&B's do not have "grounds" for guest use and I can't think of any of the other members who have a guest lounge, perhaps a hotel would be a more suitable choice if these are your requirements. Pam was a wealth of information with the local area, places to eat, what not to miss, directions and suggestions! The rooms are lovely, clean and comfortable. She went out of her way to make dinner reservations as a lot of places were booked before we even thought about it. Her breakfasts were delicious and plentiful. Right from the start, Pam was welcoming & helpful! The mattress in our room was much softer than we prefer but we managed to sleep well anyway. Loved the water view from our room!

Tips:

Highly recommend Mitchell’s on Market St.—we had a wonderful lunch there. Food & service both good. Playfairs was exceptional for dinner—1 of the best pieces of fish I’ve ever had! The St Andrews Botanic Garden w/ the Butterfly House was a trip highlight for me. We also enjoyed the Lade Braes Walk—if you’re a Nature Lover, don’t miss it—very relaxing.

We loved our stay at No 12 - Pam was so welcoming and incredibly helpful, suggesting places to eat and visit. The bedroom was really comfy and clean with a fantastic sea view and the breakfasts were delicious. The location on the edge of town was great as it was very quiet at night and only a 15 min walk to the centre of town. Highly recommend this lovely b&b I look forward to our next visit.

Tips:

Sit outside for sunset drink/s at the Jigger Inn. Explore all the shops in the town. Eat at the Doll House, the Seafood Restaurante [for expensive but delicious seafood and view], fish and chips at Colmar?, pizza near the church. Explore all the ruins and enjoy the local flavor. Edinburgh is close but not close in terms of the drive experience.

We chose the king bed room which was roomy and the bed was very comfortable. The bathroom was dedicated for our use but not directly connected to our room. Still, it was just outside our door and not a problem. The electrical connections in the room were convenient and there were also USB connections for phones. Breakfast was hot, tasty and well presented. There were several choices for the hot meal and there were also fresh fruits, yogurt and cereals available. Pam makes you feel as if you are staying in your own home.

Tips:

The B and B is just one half mile from the village; so, it is a short walk in to see the cathedral and castle ruins. St Andrews R&A golf course is just a bit further. The golf museum at the course was interesting. There are a number of pubs and resturants in the village.

After experiencing Pat's hospitality, I wouldn't stay anywhere else in St. Andrews! She truly goes above and beyond to ensure your stay is excellent. She gave us a free upgrade on the room, and it had everything we could need including a very comfortable bed and a kettle with tea and coffee. Importantly, the place is spotlessly clean. I am not usually a breakfast person, but Pat's breakfast is not to be missed. She was also incredibly helpful when it came to restaurant and pub recommendations. Her recs were perfect and we enjoyed every one immensely. The location is also ideal, as you're in a quiet part of town, but it's a very easy walk to anything you could want in town and/or the beach area. Finally, she could not have been more helpful with transport. Don't hesitate to book, this place is ideal!

Tips:

Try the Tail End for lunch or dinner. Some of the best, freshest seafood I have ever had.

This bb was the cleanest I have ever seen . I booked this for my dad off the internet and was very impressed when we arrived. The bathrooms were spotless, the breakfast room was really comfortable and the sitting room was nicely decorated. I did not have breakfast but my dad said it was excellent and he is a vegetarian. Pam was very helpful with dining advice and the location is just a short walk from the town and the harbour.I will definitely stay at #12 again and would recommit it highly.

Pam runs a fabulous B&B. Located in the heart of St Andrews with beautiful views of the ocean and her gardens, No12 B&B offered us a perfect spot on our Scotland journey! Extremely crisp & clean accommodation with stunning sea views from the green room. Comfortable double bed and immaculate bathroom. Peaceful and beautiful location away from the town centre and student noise. A 20 minute picturesque walk to town. Pam was very informative about the local activities and was on hand to help. Breakfast were very tasty and in great portions very impressed and cooked to perfection. Loved bunty the spaniel made it feel like home.

Tips:

If you book the ghost tour you get a 20% discount at the dolls house which serves a great haggis and tatties for £9. Do the tour at night when it's dark. If you go to the castle make sure you go into the mine as worth the visit. If you like cheese and breads make sure you visit the cheese mangers on south street. Also the new picture house is a must for film buffs. Seats are a little uncomfortable but it's such a quaint nostalgic theatre

Our third stay was as good as our first. We are very happy to recommend no12 to anybody, it's perfect for a visit to St Andrews. Room is very comfortable, Bathroom facilities excellent, and the host is a joy!

Tips:

Play the Old Course, Eat at playfairs or Rocca, try and book a table at little Italy (it's hard to get in!). Enjoy the cathedral and old Castle, the history is as stunning as the scenery

On the outskirts of town. Can walk to town easily, except if you have golf bags. Taking a taxi is convenient, or rent a car.

Very comfortable and modern, we were made to feel very welcome and that nothing was any bother. If we are down in the area again would love to stay again.

Tips:

Playfair's restaurant was fabulous, need to book though. Eden Mill brewery worth a visit too, good tour and the beer is tasty. The castle, cathedral and university museum also interesting to visit.

It was great to see Pam again. We have stayed several times as our daughter is at St Andrews University. Everything about our stay is fantastic from the room to the breakfast. Last time I found out how to cook the perfect poached egg!

Tips:

There are loads of things to see and do as well as golf. I love the beach best but my wife likes the shops and restaurants. Have a great trip!

Pam came to our rescue when our previously booked Bed & Breakfast fell through at the last minute. It was an excellent stay could have stayed longer. The breakfast was excellent individually cooked and the slate tiles for place names at the table is a great idea. Also all guests sitting at the same table for breakfast makes it feel much more friendly. Wish we could award it a 6.

We had a delightful stay at No12 B&B. This B&B is nearby the centre of Saint Andrews which makes it easy to explore St Andrews on foot. The room was very comfortable with a magnificent view. The breakfast was delicious with an extensive choice of traditional Scottish delicacies of excellent quality. Furthermore, Pam is the perfect hostess who gives you valuable information on what to see or to do in Scotland.

There is so much to do in St Andrews and so many excellent places to eat. We are planning another trip to take in some more of them. The Allanhill strawberry farm is well worth a visit for the views and the strawberry tarts!

The location is about 10mins from the centre... so, it is perfect for everything that St. Andrews has to offer, yet at night you can rest. And wonderful views of the ocean, especially during the sunrise.
